Chances are you’re either a new owner in Rio Crossing or an interested buyer of a Rio Crossing home. Or you might be a long-time owner that has lost their copy (or never really had a copy) of the governing documents. Maybe you’re a resident, and just want to keep up with the rules.
Here’s how you can access the documents. They’re located on the web site maintained by our management company, PDS.
- Go to the web site at http://RioCrossing.org.
- You don’t need a login for most documents. Once on the site, click the Document Center menu item.
- In the Document Center menu, click on the Governing/Legal Documents submenu.
- Download each of the documents in that area. There is a hierarchy of documents:
- CC&Rs – the Conditions, Covenants, & Restrictions document is highest of the ones available.
- Next, technically speaking, are the association’s Articles of Incorporation. However, our Articles have information mostly relevant to the original developer of the community, and are not included here. You have enough without them!
- The Bylaws, then, provide information about how the association operates at a high level, including membership, annual member meetings, directors, officers, and committees, and elections.
- Next are the “rules documents”, the primary one being the Design Guidelines which contains a number of sections important for you to read.
- Three amendments to the Design Guidelines are provided separately, relating to Artificial Turf, Solar installations, and Temporary RV Parking rules.
- Finally, the two most relevant Policy documents are also available, one for Collections and one for Violations and Fines.
These documents are admittedly long and not very interesting… until you really need something in them! I encourage you to spend time familiarizing yourself with them.
